Drive through any industrial belt around Ahmedabad and you will spot a shed with a "To Let" board that has been hanging there for months. The owner usually blames the market, but the market is fine. Knight Frank counted about 4.1 million sq ft of warehouse leasing in the city in the first half of 2026, so companies are taking space. They are just not taking yours.
The reason is often simple. A tenant's property team looks at ten or fifteen listings in one sitting, and a listing with two blurry photos, no clear height and no word on Fire NOC gets skipped in seconds. Nobody calls to ask. The steps below are what we tell owners who want to change that: get the papers ready, write a proper spec, take better photos, list in the right places and answer every enquiry fast.
Step 1: Get Your Papers Ready First
Tenants ask for documents within the first call. Keep scanned copies in one folder.
| Document | Why tenants ask |
| 7/12 extract | Confirms you are the recorded owner |
| NA permission order (or GIDC allotment letter) | Proves legal use for warehouse or industry |
| Sanctioned plan and BU permission | Shows the building is approved |
| Fire NOC | Needed before a company can occupy |
| Electricity bill and sanctioned load | Confirms usable power |
| Property tax or GIDC charge receipts | Shows no pending dues |
| PAN and GST | Needed for rent invoices and TDS |
| Bank NOC (if mortgaged) | Assures no lender trouble mid-lease |
- No NA order? Fix that before you advertise to companies. Most legal teams reject the shed straight away.
- Inside GIDC? Check your allotment terms on leasing before you sign anything.
Land papers in cents? Convert them with the cent to square feet calculator before you quote any area.
Step 2: Write Down the Specs Tenants Search For
- Plot area and covered area (separately)
- Clear height at the lowest point
- Number of docks and their height
- Floor type and load capacity
- Sanctioned load (kVA) and DG backup
- Approach road width and the nearest highway
- Fire NOC status: issued, applied or pending
- Office, washroom and parking space inside the plot
- Available from which date, and minimum tenure you'll accept
Using bigha or guntha in your papers? Convert them first with our acre to bigha calculator so your numbers match what the tenant measures on site.
Working in acres? The acre to square metre calculator gives you the plot size in seconds.
Step 3: Shoot the Photos Tenants Actually Want
| Shot | Tip |
| Full interior from the dock end | Show the length and the roof |
| Floor close-up | Good light; tenants zoom in for cracks |
| Dock doors from outside | Include the apron |
| Approach road to gate | A truck in frame helps |
| Electrical panel and transformer | Shows power is real |
| Boundary wall and gate | Shows security |
| 60-second walk-through video | Phone is fine, hold it steady |
Shoot in daylight. Clear the clutter first. Skip filters.
Step 4: Pick Where to List
| Channel | Who sees it | Worth it? |
| ZENDO | Companies, 3PLs and consultants searching for industrial space | Yes, built for warehouses |
| Consultant and broker networks | Corporate property teams | Yes, but share one clean spec sheet |
| General classified sites | Mixed audience, many time-wasters | Optional |
| Signboard at the gate | Local traffic and transporters | Cheap, add your number |
| WhatsApp groups of transporters and traders | Small and mid-size users | Good for sheds under 30,000 sq ft |
List in two or three places, not twenty. Use the same details everywhere so nothing contradicts.

Step 5: Write the Listing Like a Spec Sheet
| Weak | Strong |
| "Big warehouse, Ahmedabad, call for price" | "40,000 sq ft warehouse, Changodar, 9 m clear height, 4 docks, Fire NOC issued" |
| "All facilities available" | "150 kVA sanctioned, 60 ft approach road, Trimix floor, 2 km from highway" |
| "Urgent, best price" | "Available from 1 Dec, 3-year lock-in, 5% yearly escalation" |
- Put the belt name in the title (Changodar, Sanand, Bavla, Aslali).
- Put your strongest feature first.
- Say what you're not offering. It saves everyone a visit.
A smaller shed works too. This warehouse in Becharaji shows how a mid-size property can be presented.
Step 6: Price It Sensibly
Knight Frank puts Ahmedabad's average warehouse rent at about ₹19.4 per sq ft per month in H1 2026, up 6% in a year. Vacancy is near 12.6%, so an overpriced shed will sit.
| Belt | Indicative Grade B rent (₹/sq ft/month)* |
| Changodar / Bagodara | 16 – 21 |
| Aslali / Narol / Sarkhej | 16 – 21 |
| Bavla | 12 – 16 |
| Sanand | 11 – 16 |
| Becharaji / Kadi | 9 – 13 |
*Indicative asking ranges for 2026, drawn from market reports and live listings. Your shed's height, floor, road and Fire NOC move it up or down.

Step 7: Reply Fast and Screen Every Enquiry
Answer within a few hours. The tenant has other sheds open in other tabs.
| Check | Good sign | Red flag |
| Who is asking | Named company with GST number | "My client" with no name |
| Use | Storage, distribution, light assembly | Vague, or chemicals and hazardous goods |
| Papers | Shares incorporation certificate and GST | Refuses KYC |
| Timeline | Possession in 4–8 weeks | "Just exploring" |
| Tenure | 3 years or more | Month-to-month |
Step 8: Make the Site Visit Easy
- Open the gate, switch on the lights, clear the floor
- Keep every document in a folder, ready to hand over
- Remove parked vehicles from the approach road
- Send someone who knows the plot, not a guard
- Follow up the same day with your spec sheet and photos
Mistakes That Cost Owners Months
| Mistake | Fix |
| Listing without a price range | Give a range, not "on request" |
| Old or monsoon-damaged photos | Reshoot after repairs |
| Hiding a missing Fire NOC | Say "applied" and share the date |
| Slow replies | Set a calling window and keep to it |
| Verbal terms | Send an LOI before the lease |
How Long Does It Take?
| Stage | Typical time |
| Papers and photos | 1 week |
| Listing live, first enquiries | 1–2 weeks |
| Site visits and shortlist | 2–4 weeks |
| LOI, lease deed and registration | 3–4 weeks |
| Handover | Week 10–12 |
For the lease terms to ask for once a tenant is shortlisted, read our guide on how to lease out a warehouse. The process is the same; only the local papers change. Use the stamp duty calculator to estimate registration cost before you negotiate.
Quick FAQs
Can I list a warehouse online for free?
Many portals allow a basic free listing. Paid or verified listings usually get more serious enquiries. Check what each platform charges before you commit.
Do I need a broker?
Not necessarily. Many owners deal directly with companies. A good consultant helps if you want a large corporate tenant.
Should I mention the rent in the listing?
Yes, a range. "Price on request" gets fewer calls.
Is an 11-month agreement enough?
It works for small, informal tenants. For a company and a multi-year term, register the lease. Gujarat requires registration for leases of 12 months or more.
